We recently completed a comprehensive floor sanding project on a Victorian property in Fulham, where the original wooden floors had accumulated decades of wear beneath layers of old varnish. About the project

The property was built around 1890 and had original pine flooring throughout the main rooms. The previous finish had darkened considerably and was lifting in places, creating an uneven surface that made walking uncomfortable. The client had sanded floors before in another property and knew roughly what to expect, but this job presented specific challenges. Two areas had localized water damage from an old pipe leak, which meant we had to carefully assess which boards could be sanded back to usable condition and which needed replacing. We sourced matching reclaimed pine for the three worst affected boards, ensuring the repair work wouldn't be obvious once the entire floor received the same finish.

Our approach involved careful preparation and communication. We discussed dust management early on because the property has an open plan layout connecting to living areas, so we installed temporary barriers and used our HEPA filtration system to keep airborne dust below acceptable levels. The actual sanding took four days across three rooms. We worked our way through progressively finer grades of abrasive, starting with 36 grit to remove the old finish and unevenness, moving to 80 grit for intermediate smoothing, and finishing with 150 grit to achieve a surface ready for staining. Once the wood was clean and dry, we applied a single coat of oak stain, allowed it to cure overnight, then applied two coats of matte lacquer with light sanding between coats.
